Home Buying Checklist India: Documents to Verify Before Paying a Token
Property purchases involve legal, financial and practical checks before a token payment becomes difficult to recover. Requirements vary by state and transaction, so do not rely only on a brochure or verbal assurance.
Verify seller and title
Review ownership documents, chain of title, encumbrances and relevant disputes or restrictions. Engage an independent property lawyer to review documents rather than relying only on the seller’s representative.
Check approvals
For applicable projects, verify registration and disclosures on the relevant state RERA portal. Review sanctioned plans, completion or occupancy documents where relevant, land use and other required approvals.
Get token terms in writing
Record the property details, amount, deadline, refund or forfeiture conditions and what happens if due diligence identifies a problem. Get a receipt and avoid transfers to unrelated accounts.
Budget beyond the sale price
Include stamp duty, registration, legal review, maintenance deposits, parking, utility connections, repairs and loan fees. Ask the lender about conditions before assuming financing will be approved.
Inspect the property
Check construction, water and power, access, drainage, maintenance responsibilities and carpet area. Review commute and essential services in the neighbourhood.
